IKO Flashing Replacement: The San Jose Owner’s Guide
IKO flashing replacement in San Jose typically runs $280 to $640 for a standard sidewall or chimney flashing repair, including materials and labor, with most jobs completed in a single visit. We stock IKO-compatible flashing on our trucks, so we’re usually able to match your existing setup without a follow-up trip. Most homeowners discover the problem after a hard winter rain: a water stain on the ceiling, peeling paint near the roofline, or shingles that lift at the transition where roof meets wall.
Flashing is the bent metal that carries water away from the joints where your roof meets a wall, chimney, skylight, or valley. IKO’s flashing components are engineered primarily for their Cambridge, Dynasty, and Nordic shingle lines, but the flashing itself follows standard architectural measurements. When it fails, it’s rarely dramatic. It’s a slow leak that works its way down through the decking over months or years before you see it inside the house. Travis Oakley has pulled more rotted sheathing out of San Jose sidewalls than he cares to count, and the culprit is almost always flashing that looked fine from the ground.
Which IKO Models This Applies To
IKO manufactures flashing for three main product families: the Cambridge line, the Dynasty line, and the Nordic performance line. The flashing profiles differ slightly between prefabricated step flashing made for Cambridge’s standard 5-5/8″ exposure and the wider exposure used on Dynasty and Nordic shingles. If you’re replacing damaged flashing on an IKO roof, the quickest identification is to check the shingle wrapper or your original contract paperwork for the model name. No paperwork? We can pull a measurement on site and match the exposure width.
Here’s the gotcha most San Jose homeowners in flood zones or hillside exposure hit: IKO’s step flashing pans are sized to nest correctly with their shingle courses. We can confirm by the manufacturer’s label on the shingle itself. Substituting a generic Big Box flashing piece often creates a 1/8″ to 1/4″ misalignment that leaves the leading edge exposed to wind-driven rain, the exact failure mode you’re already paying to fix. We carry both IKO-compatible OEM-dimension flashing and a heavier-gauge aftermarket option for homeowners in exposed hilltop locations around Silver Creek or the East Foothills, where thermal cycling and sun exposure are harder on metal than in, say, the shaded streets of Naglee Park or Willow Glen.
Brennan Roofing Co San Jose is an independent roofing contractor. We install IKO materials alongside GAF, Owens Corning, and CertainTeed, and we’re not affiliated with IKO. What that means for you: we match the part to the existing system, not to a brand loyalty chart.

Signs Your IKO Flashing Replacement Is Failing
- Stains creeping down an exterior wall below the roofline. Water gets behind the flashing at the wall-roof intersection and follows the framing down. By the time it shows on drywall, the decking underneath the shingles is already saturated.
- Shingles lifting at the transition. When the flashing’s step pans lose adhesion or the fasteners back out, the shingles they interlock with start to curl upward. This is the earliest visual cue you can spot from the ground.
- Granules collecting in the gutter directly below a wall or chimney. Flashing failure accelerates shingle deterioration in a concentrated spot. If you see heavy granule loss localized to one area, water is working under the surface there.
- Rust streaks or white oxidation on the flashing face. San Jose’s dry summers actually accelerate corrosion on thin flashing because the metal heats and cools rapidly. Once the galvanized coating breaks down, pinholes form within one to two rainy seasons.
- Caulk pulling away at the mortar line or counter-flashing. On chimney flashing, the counter-flashing is set into the brick mortar. When that seal separates, water channels straight behind the step flashing and into the roof cavity.

AfterReplacement Cost & What’s Included
| Flashing Type | Typical Installed Price (San Jose) |
|---|---|
| Step flashing, single sidewall | $280 – $410 |
| Step flashing, two-story sidewall | $420 – $640 |
| Chimney flashing (all four sides) | $580 – $880 |
| Valley flashing replacement | $350 – $550 |
| Skylight flashing re-set | $420 – $650 |
Those numbers are installed prices in the San Jose market. We factor in the flashing material (either OEM-dimension IKO-compatible or upgraded 26-gauge metal), the roofing membrane repair underneath, any shingle replacement needed at the transition, and the time to properly re-bed the counter-flashing if we’re doing a chimney. We write the full price on paper before any work starts, so the number you approve is the number you pay. Every flashing replacement carries the 365-Day Done Right Promise, our written workmanship guarantee: if it fails within a year, we return at no charge and correct it.
DIY or Call Us?
What you can safely check yourself: look for missing or lifted flashing pieces along the wall-roof intersection from the ground, check for visible rust or separation, and peek in the attic after a heavy rain for damp decking. That gives us a head start on the diagnosis. What we don’t recommend: getting onto a wet shingle roof, especially a two-story one, to peel back shingles and re-nail flashing yourself. That work requires working at height on a slope, and you’d be doing it directly above the point that’s already leaking. A mis-driven nail through the flashing creates a new leak where you didn’t have one.
If you’re not sure what you’re seeing, we can look at the photos of the flashing from the ground and give you a straight answer. We’d rather have you call us at (669) 238-2101, send a few photos, and let us tell you whether it’s urgent or whether it can wait a month. Sometimes it’s a simple fix. Sometimes it’s not. Either way, you’ll get a written price before any work starts.
FAQs
Standard IKO flashing in San Jose’s climate typically lasts 15 to 22 years before the finish degrades enough to require replacement, with south- and west-facing exposures aging on the shorter end due to afternoon sun. The season that does the damage isn’t the rainy one. It’s the dry season, when flashing heats to 140°F and cools at night, which works the metal until the galvanized coating cracks. Chimney flashing often fails sooner because it’s set in mortar, which moves differently than the metal around it. If your flashing got damaged in a storm or install error, call (669) 238-2101 for a quote. We’ll tell you honestly if it can wait.
We’ve sealed pinhole leaks and re-bedded counter-flashing, but in most cases a proper repair means cutting out the aging section and replacing it with new metal. Caulk and sealant are temporary measures. If the flashing is old, they buy you one season, and then you’re back where you started. For a lasting fix, we install new IKO-compatible step flashing in the correct exposure size and warranty the job in writing for one full year.
Most flashing replacements in San Jose take one day to install, with a one- to two-hour window for the initial inspection and written estimate. Sidewall and valley flashing are typically done in four to six hours. Chimney flashing, where we have to cut out and re-bed the counter-flashing into the mortar, may run into an additional day for the mortar to set. We schedule the work so you’re not left with an open transition overnight if we can help it.
Our trucks carry IKO-compatible step flashing, counter-flashing, and valley stock on board, so we can hit most residential flashing needs in one trip. We also stock matching material lines from GAF, Owens Corning, CertainTeed, and IKO so we can match the shingle at the transition and leave the roof looking like one roof, not a patch job.
