GAF Flashing Replacement: The San Jose Owner’s Guide
We stock and install GAF-compatible flashing replacement in San Jose, with most jobs running between $350 and $900 installed depending on the flashing type, location, and roof pitch. We carry the common GAF profiles on our trucks, so we can usually handle the swap in a single visit. Most San Jose homeowners discover a flashing problem the hard way: a water stain on the ceiling after a winter storm, a musty smell in the attic, or granules collecting in the gutter and a rust line forming where the flashing meets the chimney. As Travis Oakley puts it, “Tell me what you’re seeing and I’ll tell you what it actually means.”
Which GAF Models This Applies To
GAF flashing is not one universal part. The flashing that seals a Timberline HDZ shingle roof around a chimney is a different profile than what GAF specs for a vent pipe on a Camelot II system, and the step flashing dimensions differ between the standard Timberline line and the heavier architectural lines. What we see most often in San Jose: a home built in the 1980s or 1990s with original GAF flashing that has finally corroded through, and the homeowner assumes any replacement will fit. It won’t, necessarily.
The practical way to identify your flashing is to read the stamp on the metal itself, which GAF etches with a series code that maps to the manufacturing run. If the stamp is gone, we measure the flange width and the profile depth, then match that against GAF’s current spec sheet. As an independent service provider, Brennan Roofing Co San Jose is not affiliated with GAF, but we’ve installed and replaced GAF flashing long enough to know which profiles interchange and which ones are close but not close enough. For GAF roofs specifically, we generally recommend OEM flashing over generic aftermarket when the roof still has life left in it. The metal gauge matches the original spec, the profile seats correctly against the shingle, and you don’t end up with a step flashing that’s a sixteenth of an inch off, which is enough to let water in behind the siding over a wet San Jose winter.

Signs Your GAF Flashing Replacement Is Failing
- Water staining on the ceiling near a chimney or exterior wall. This is the classic first signal. Flashing that has pulled away from the chimney or wall lets rainwater run behind the roof decking and down into the house. The stain usually appears weeks after the actual leak starts, because the water travels along rafters before it drips.
- Rust or corrosion visible on the flashing itself. GAF flashing is galvanized steel with a protective coating, but decades of bay-area moisture and salt air will eventually eat through it. Once you see rust blooms or pinholes, the metal is compromised, and patch sealant won’t buy you more than a season.
- Granules from the shingles collecting in the gutter directly below a flashing point. Flashing that has shifted allows wind-driven rain to work under the shingle edge, loosening the bond and washing granules off. The gutter tells the story before the leak becomes visible indoors.
- Daylight visible from the attic through the roof at a penetration point. If you can see a gap around a pipe boot or a furnace vent from the inside, water is getting in. This is the fastest one to confirm, and the one that should prompt a call the same day if rain is in the forecast.
- Caulk or roofing cement around the flashing that is cracked, peeling, or pulling away. Someone may have tried to patch the flashing with sealant instead of replacing it. That buys months, not years, and when those patches fail, the leak returns worse than before. The sealant itself becomes a dam that traps water against the metal.

AfterReplacement Cost & What’s Included
In San Jose, GAF flashing replacement typically runs $350 to $900 installed, and the spread comes down to three things: the flashing type, the roof pitch, and how much of the surrounding shingle field has to come up to get the old flashing out cleanly. A standard pipe boot replacement on a low-slope roof sits at the low end. Re-flashing a chimney with step and counter-flashing on a steep two-story runs toward the top. Every estimate is written before any work starts, line by line, and that number is the number, period.
What’s included: removal of the old flashing, disposal, the new GAF-profile flashing, any underlayment replacement where the metal sat, replacement shingles that had to be lifted, and a full cleanup. The work is backed by The Garrison Standard, which means our 365-Day Done Right Promise applies: one full year, in writing. If the flashing fails in that window, we come back and fix it at no charge.
DIY or Call Us?
You can safely check the signs above from the ground or from inside the attic. What you shouldn’t do is get on the roof and try to re-flash a penetration yourself. Roof flashing looks simple when you watch it done, but getting the shingle layering right around a chimney or a wall is not forgiving. One wrong lap, one nail driven in the wrong spot, and the leak you’re fixing becomes a leak you’ll be chasing for years. Steep roofs around San Jose, especially on two-story stucco homes near The Alameda and Rose Garden, are straight-up dangerous without the right equipment.
Travis grew up in Los Angeles and learned the trade at Los Angeles Trade-Technical College before making roofs his livelihood. He and the crew have handled everything from re-roofs in Willow Glen to full tear-offs on older Craftsman homes near The Alameda, and they’ve seen what happens when a well-meaning homeowner tries to save $400 and ends up with $4,000 in drywall and mold work. If the flashing is showing rust or the ceiling is already stained, call us at (669) 238-2101. We’ll get someone out to look, and the estimate is free.
FAQs
GAF flashing typically lasts 15 to 25 years in San Jose’s climate, though homes closer to the bay or exposed to prevailing winds often see corrosion at the earlier end of that range. Galvanized steel flashing is tough, but decades of moisture, salt air, and thermal expansion eventually do the work. If your flashing is original to a roof that is 20 years old, it is already on borrowed time.
Small gaps or lifted edges can sometimes be sealed as a stopgap, but corroded or badly seated GAF flashing should be replaced, not patched. Roofing cement and caulk do not bond permanently to galvanized metal, and a repaired flashing that fails six months later means water has been getting in the whole time. Call (669) 238-2101 and we’ll tell you honestly which direction makes sense for your roof.
Most flashing replacements in San Jose take one visit of two to four hours, depending on the flashing type and roof access. A single pipe boot can be done quickly; a full chimney re-flash with step and counter-flashing takes longer because the shingles around the base have to be lifted, the old metal removed, and the new flashing seated in the right order.
Yes. Our technicians carry the common GAF flashing profiles, including pipe boots, step flashing, and chimney base flashing, along with matching materials from Owens Corning and CertainTeed for mixed-brand roofs. If your roof needs a less common GAF profile, we source it from our local supply yards in San Jose and schedule the install once it’s in hand.
If you’ve got a water stain, rusted flashing, or just a gut feeling something is off with your roof, call (669) 238-2101. A live person answers, day or night, and the estimate is free before any work starts.
