The old roof had been on that house since the late 1990s, and it showed. Curled shingles at the eaves, bare patches where granules had washed into the gutters, and two separate patches of water staining on the garage ceiling. We tore everything off down to the decking, replaced a few sheets of plywood that had softened, and installed a full GAF Timberline system. New underlayment, new drip edge, new flashing at every penetration. The homeowner told us the garage ceiling has stayed bone dry through two winters since.

Tile Roof Repair in Evergreen

Concrete tile lasts, but valley flashing underneath has a shorter life. This Evergreen home had water creeping into the corner of the upstairs bedroom after heavy rain. The tiles themselves looked fine from the ground; the problem was underneath, where the old valley metal had corroded and the underlayment had cracked. We pulled the tiles in the affected sections, replaced the valley flashing and underlayment, and reset tiles we could reuse with color-matched replacements for the ones that had cracked. The repair took a day and a half. The owner called the first storm after the fix to tell us the room was dry.

Flat Roof Membrane Replacement in Downtown San Jose

Flat roofs on older downtown buildings take a beating from the San Jose sun, and this one had reached the end of its useful life. Blisters across the surface, seams pulling apart at the edges, and a small pond of standing water near the scupper. We removed the old membrane, checked the decking for rot, and installed a new white single-ply system. The white surface reflects heat, which the building owner says cut the upstairs AC load noticeably last summer. Seams were heat-welded, not glued, which is the only way we’ll do flat membrane work.

This one never leaked. The homeowner in Almaden Valley called us for a pre-listing inspection before selling, and we found the pipe boot flashing had cracked and was lifting off the shingle. One good rainstorm away from water in the laundry room ceiling. We replaced the boot, sealed it properly, and the inspection report gave the sellers something to show buyers. That’s the point of an inspection: find the problem while it’s still cheap to fix.
